Buying Process

Establish Budget

We will work with you to determine understand your specific needs and target a purchase price. If you need financing, we can help connect you to commercial lenders.

Property Search

We will then begin the property search. Not only do we analyze what is currently on the market, we will also proactively reach out to other brokers in an attempt to find something that fits your specific needs. When we identify a property of interest, we will also check with local government officials to make sure the zoning is correct for your business use.

Comparative Analysis

Once we have identified a property, our team will run market comparables to determine an offer price. We will also discuss a pricing strategy as it is sometimes necessary to compete with other Buyers for property.

Under Contract and Due Diligence

Once under contract, Merrill Property Group will assist you in managing the due diligence. Commercial due diligence includes such things as inspections, title searches, environmental surveys and zoning. These are all time sensitive items and we stay involved every step of the way.

Closing

When closing approaches, we will work closely with the Title Company and/or attorneys to make sure everything is in order and that we get your property across the finish line!
